Heritage impact assessments and statements of heritage significance for projects across the northwest
We regularly provide consulting services to architects, planning consultants, and homeowners to support proposed changes to listed buildings, non-designated heritage assets (NDHA's) and buildings within a conservation area as required by planning policy.

The 'Planning (Listed Building and Conservation Areas) Act' 1990 states that it is an offence to undertake works to a designated heritage asset that may affect its special interest without listed building consent (planning permission for conservation areas). Paragraph 194 of the National Planning Policy Framework requires that those seeking listed building consent should describe the significance of any affected heritage assets and any impacts to heritage interest that may arise. The report also includes justification for any harm which cannot be mitigated as per national planning policy.

A heritage statement is usually required for the following:

- Proposals that may affect the heritage significance of a listed building
- Proposals that may affect the heritage interest of a non-designated heritage asset (NDHA)
- Proposals that may interfere with the setting of a listed building to a degree that may harm its heritage significance
- Proposals that may affect the heritage significance of a conservation area
